Tanglin Halt Cascadia and Courtyard - July 2026 Update

Image
Tanglin Halt Cascadia (right) and Courtyard (left), viewed from SkyResidence @ Dawson. Photo taken on 1 August 2026. Tanglin Halt Cascadia Progress has been slower this month, largely due to ongoing works on the sky terraces for Blocks 74A and 75A, which are more complex than typical floor construction. Block 74A: 16-17 of 47 Floors  With the first sky terrace now completed, Block 74A continues to advance steadily at roughly two weeks per floor.  Works are currently underway at the 17th floor for stacks 501 to 507, while stacks 509 to 515 are progressing at the 16th floor. Block 75A: 15-16 of 47 Floors Construction for Stacks 543 to 549 has progressed to the 16th floor, while the remaining stacks are still completing the sky terrace level at the 15th floor. The sky terrace involves substantially more cast‑in‑situ (on-site) works and specialized formwork which naturally lengthen the construction time compared to a typical floor. If you look closely, you can already start to vis...

When will the PPHS flats be demolished?

Image
When will the PPHS flats be demolished? I was recently asked on whether the flats used in the interim under the Parenthood Provisional Housing Scheme (PPHS)  could remain in use beyond Q1 2030 , when the site is scheduled to expire.  While I would certainly welcome an extension - after all, it would allow future residents (myself included) to enjoy those unblocked views for a little longer - an objective view clearly shows that such an outcome is highly unlikely . The reasons are detailed below, and together they paint a consistent picture of why this is the case. An aerial view of PPHS flats situated in the Tanglin Halt Estate Significant Dependencies In my earlier post , I explained that if demolition begins immediately after PPHS flats are vacated in early 2030, site reinstatement and preparatory works will then proceed which will take more than a year. Realistically, construction works on these sites can only begin thereafter in  2031–2032 . Given the typical 4 to 5 y...

A Deeper Dive into Tanglin Halt's Masterplan

A Deeper Dive into Tanglin Halt's Masterplan A deeper look at Tanglin Halt’s masterplan reveals how the estate’s transformation has unfolded over several planning cycles. With Commonwealth View and Commonwealth 10 completed, the earliest outlines of the new neighborhood began to surface in the URA Master Plan 2019. The URA Master Plan 2019: A First Look into the New Tanglin Halt It wasn’t until mid‑2022 , however, that the detailed plans for the upper half of the estate crystallised. When Amendment No. 29/22 to the Master Plan was proposed, it carved out the specific land parcels that would eventually become Tanglin Halt Cascadia and Tanglin Halt Courtyard . It also formalized the route of the proposed linear park , a green connector threading through the estate and linking Commonwealth MRT to the rail corridor. A comparison between the original and amended Master Plan 2019 for the Tanglin Halt estate, with key amendments outlined in red. The proposed amendment to Master Plan No...

Tanglin Halt's Redevelopment Journey - Part 2

Image
Tanglin Halt's Redevelopment Journey - What's Next? The Singapore government and its agencies are known for their strong forward planning, taking a forward-looking and coordinated approach to development.  This is clearly reflected in the timeline shared in Part 1 , where the redevelopment of the estate has been unfolding over the past 20 years - l ike clockwork .  Since 2004, different parts of the estate have been progressively redeveloped and residents relocated in phases. This systematic approach ensures a smooth transition while minimizing disruption to the surrounding community. With this in mind, we can make a reasonable prediction of what lies ahead for the estate. Current and Upcoming Developments As of today, the following developments within the estate have been completed or are in progress: 1. Commonwealth View (QT N4 RC26) – Completed, SERS replacement flats 2. Commonwealth 10 (QT N4 RC30) – Completed, SERS replacement flats 3. Tanglin Halt Cascadia (QT N4 ...

Tanglin Halt Cascadia - June 2026 Update

Image
Here is my first update for Courtyard's bigger brother - Tanglin Halt Cascadia!  Progress has been varied since commencement in early 2024, but we are near the halfway mark with 456 out of 973 units (47%) completed as of 27 June 2026. The 'Cascadia' is starting to take shape! Taken on 27 June 2026 from Blk 53 of Commonwealth 10. Block 74A: 15 of 47 Floors Perhaps due to the greater complexity of building the sky terrace, works on level 15 has been going on since the start of the month. With 74B/75B nearing completion, would we see the progress for 74A/75A quicken? Only time would tell. Block 74B: 25 of 25 Floors The end is near! Not much needed to be said. 75A: 14 of 47 Floors Barely caught up to 74A's progress, but works for the sky terrace at the 15th floor is commencing. 75B: 21-23 of 25 Floors I've observed stacks 559/561 consistently trailing 563/565 by up to 5 floors since early this year, but at least they are caught up now and are expected to complete in 2 ...

Tanglin Halt Courtyard - June 2026 Update

Image
In June 2026, Tanglin Halt Courtyard's sole residential block 17A has risen to the 15th floor !  Photo taken on 13 June 2026 from Blk 50 Commonwealth 10. I could not find a good vantage point for an overhead shot of the market/hawker and polyclinic, but works for the market/hawker seems to be at the second level while polyclinic is still at the first. If you're interested to see how it looks like, you may visit @LittleREDdotLamb's Youtube channel here  to see a video of the site on 6 June (a big shoutout to his/her dedication for the monthly update videos!) I might just find a better spot next time. Pr ogress has been good thus far, though, with key collection date before 2029 plausible if progress continues at this rate.
